Starting From Scratch — 7-Unit Block, East London

The Situation

An RTM company for a 7-unit block in East London appointed LFG following their successful Right to Manage claim. The freeholder provided no handover information, no accounts, no contracts, no compliance records, no maintenance history. The directors were starting from a blank page and needed an agent who could take control quickly.

What We Did

We began by preparing a service charge budget for the remainder of the financial year so that funds could be collected and work could begin immediately. We worked with the directors to put all essential contracts in place from scratch, including arranging fire risk assessments, fire door inspections, and fire maintenance visits to begin bringing the building into compliance. With no existing records to rely on, we built the block's management file from the ground up establishing clear processes, opening communication channels with leaseholders, and creating a structured plan to address the backlog of outstanding issues.

The Outcome

Within the first few months, the block went from having no management infrastructure in place to having a clear budget, active contracts, and a compliance programme underway. Leaseholders and directors now have transparent communication with their dedicated property manager and can see long-standing issues being progressed. A programme of general repairs and maintenance works is now being planned for this year, structured within the building's financial capacity so that leaseholders are not overburdened. The building is steadily being brought up to standard.
