About LFG Property Management
LFG Property Management was founded in 2022 by Rochelle Santa-Theresa, bringing over a decade of hands-on residential block management experience to an independent, client-focused company.
After years of working in the sector and seeing first-hand how larger managing agents can lose sight of the people they serve, Rochelle set up LFG with a simple aim: to deliver the attentive, transparent, and accountable service that leaseholders and directors actually deserve.
Based in Bromley, we manage residential blocks across London and the South East and South West of England. Our clients include Resident Management Companies (RMCs), Right to Manage (RTM) companies, and freeholders so whether leaseholders are managing their own building or a freeholder is looking for a reliable agent, we understand the different dynamics and obligations involved.

What Makes LFG Different
When you appoint LFG, you deal directly with a qualified, experienced property manager, not a call centre, not a revolving door of junior staff. Your dedicated manager knows your building, your lease, your contractors, and your residents. You have their direct mobile number and email address, and when you raise an issue, it gets dealt with by someone who understands the context.
We believe that good block management comes down to three things:
Transparency – Your finances are your finances. We provide clear, detailed reporting on service charge income and expenditure, and we encourage regular meetings with boards of directors so you always know where your building stands.
Communication – We respond promptly, explain things clearly, and keep directors and residents informed without being chased. If there’s a problem, we tell you about it and we tell you what we’re doing to fix it.
Accountability – As an independent company, our reputation is everything. We don’t hide behind layers of bureaucracy. If something needs attention, the person you speak to is the person who can make it happen.
