OUR SERVICES
Delivering top-tier management services with minimal charges
Our portfolio mainly consists of Resident Management Companies (RMC) and Right to Manage (RTM) properties, sourced exclusively from flat owners. Each block has a dedicated property manager, ensuring a personalised touch in overseeing your property.
Service Charge
Our team will create a preliminary budget for you, generate service charge requests, follow up on any outstanding payments, allocate the funds throughout the year, hold clients' funds in a designated client account, and provide a detailed report during our meetings and at the end of the year.
Handover
Our team has extensive experience in managing handovers from various sources such as agents, developers, and self-managed buildings. We have successfully handled handovers of varying quality, ranging from excellent ones to those where we had no access to any handover information.
Contracts & Maintenance
We have trusted relationships with proven contractors, prioritising client preferences. New clients retain the flexibility to keep existing suppliers, as we avoid mandating exclusive use of our approved panel. Ensuring transparency, we provide a minimum of three quotations, offering clients the final decision.
Insurance Management
We'll carefully examine your existing policies, ensure that you have adequate coverage, and direct our broker to survey the market during renewal to secure the finest policy for you at the most reasonable price.
Major Works
We go beyond generating Section 20 documentation, playing a pivotal role in coordinating with the board, surveyors, contractors, and residents for project execution. Collaborating with external professionals, we conduct regular client meetings and provide detailed reports, covering project progress, expenditure, and debtor analysis for our diverse portfolio of substantial building projects.
Health & Safety

Regular site inspections swiftly identify and resolve issues, and proactive equipment maintenance addresses potential concerns. What is a service charge?

Service charges are the maintenance and upkeep of the building's structure and common areas, covering expenses such as repairs, cleaning, lift servicing, gardening, on-site staff, utilities, building insurance, and managing agent's fees. These charges, outlined in the lease, specify what services are covered, when they are requested, and how they are accounted for. Legislatively, the funds are held in trust by the Managing Agent or Landlord for the building's benefit. Except for the management fee, these funds do not belong to the managing agent or landlord and must be accounted for separately.
What size blocks do you manage?

At present, we manage small to medium blocks. We have experience in all sizes from small to large. Just contact us and we would be more than happy to discuss how we could cater to look after your block.
What is your fee structure?

We determine pricing on a per-unit basis, considering factors such as the specific needs of each block/estate, the board of directors' requirements, location, building age, lease complexities, and other relevant considerations. Our approach aligns with the RICS Code of Practice to set a flat cost per unit.
